Production Manager

We are an established, award-winning, residential remodeling General Contractor looking to hire a Production Manager. SUMMARY
The Production Manager is responsible for the entire production Department, and coordinating all activities related to the actual remodeling and renovation of jobs sold by the sales department. The Production Manager works with the sales department, the project developer, and the project managers, coordinating labor, materials, and subcontractors needed to complete a project. The Production Manager also works with the accounts manager, checking and approving invoices from suppliers and subcontractors, and time sheets from hourly employees.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Assist superintendents with issues that come up in the field
- Scheduling coordination
- Material Take-off
- Client and/or neighbor complaints
- Coordination of temporary labor
- Unforeseen conditions
Job Scheduling
- Create an accurate schedule, start thru completion, prior to pre-construction walk thru.
- Post a weekly updated job schedule for review with sales department/owner.
Creating and completing punch lists
- Walk thru the project with the superintendent, while reviewing the contract and change orders to create a punch list to be completed prior to the substantial completion walk-thru.
- Attend substantial completion walk-thru with superintendent, client and owner to compile the final punch list.
- Receive final punch list from superintendent after all items have been checked off with the date of completion.
Pre Construction Meeting
- Introduce client to project manager and team.
- Explain details of the remodeling process with the client
- Agree on working hours.
- Locate staging area, placement of dumpster, Porto-let, etc.
- Discuss parking, both for clients, and for workers.
- Discuss access to work area. Receive key and alarm code (If applicable)
- Ask client about any special issues, such as pets, children, housekeeper, lawn care personnel, etc.
- Review start and completion dates.
Approving and coding invoices
- Review all invoices received from suppliers and sub-contractors.
- Confirm with job superintendent that the invoiced item has been received or completed to our satisfaction.
- Check the totals on the invoices with the totals on the signed proposals.
- Enter the proper job number and job code on invoice.
- Enter initials on invoice, indicating my approval for payment.
Manage all production department employees
- Review and approve all time sheets handed in by hourly employees
- Respond to requests from superintendents for additional labor, tools or supplies.
- Perform 90 day and semi-annual evaluations of employees in the production department.
Draw and payment schedule
- Include draw schedule dates in overall job schedule.
- Inform accounts manager of proper date to send a courtesy notice to the client.
- Inform accounts manager of proper date to send a request for payment to the client.
Warranty Calls
- Return all warranty calls the same day (if possible)
- Assess the issue and determine if it fits our warranty criteria.
- Assign someone to perform the warranty work; make sure he/she has all the information, tools, supplies, etc. to complete the job.
- Keep owner/president informed of progress and completion.
SUPERVISORY RESPONSIBILITIES
The Production Manager should visit each job site a minimum of two times per week. On each visit the production manager should spend some “one on one” time with the project superintendent to discuss progress, schedule, and any problems or special issues that could be affecting the project. The production manager should also inspect for quality control of the tasks that have already been completed, and point out any problems to the superintendent. Items discussed at every meeting should be written down and signed by both parties. This should be placed in a job file for later review. Job specific items should be logged in Builder Trend project management system.
QUALIFICATIONS
- Be able to read and understand blueprints.
- Have knowledge of local construction practices.
- Have knowledge of local building codes.
- Understand job scheduling
- Understand that the client may be residing on the job site, and the new challenges and responsibilities that brings.
- Understand the importance of a firm completing date.
EDUCATION and/or EXPERIENCE-(Experience or education needed to successfully perform this position)
- General Construction Experience is definitely needed to fill this position. How much experience is needed depends on the individual. Generally the more experience the better. Education past high school is not needed, but it is certainly desired. Experience and education together would be a great attribute.
Other SKILLS:
- Ability to read blueprints is very important. You must have good communication skills as you will be working with superintendents, subcontractors, suppliers and directly with the client.

CERTIFICATES, LICENSES, REGISTRATIONS
- None is required, but all would be an asset to the employee and the employer.
PHYSICAL DEMANDS
Must be able to maneuver around active construction sites safely.
- In Extreme summer heat
- In very loud conditions, saws, hammers, etc.
- In very dusty or dirty conditions.
- Should be able to use a ladder safely.
- Should be able to walk on a roof.
- Some heavy lifting may be required.
WORK ENVIRONMENT
Would be expected to work in many different environments.
